Sofa + 2 chairs A 12×14 living room is the smallest size we tested that fits an 84 in sofa, two armchairs, a coffee table and a TV with 30 in paths: one layout, sofa under the window on a 14 ft wall. With one chair you get three or more layouts.
A 12×14 room is 168 square feet: two 12 ft walls (144 in) and two 14 ft walls (168 in). An 84 in sofa with a chair at each end needs 152 in side to side, so it only fits along a 14 ft wall, and only one of those is free of the door.
We tested every combination in the living room layout planner: four sofa sizes, zero to two armchairs, three walkway settings, with and without a TV.

| Apartment sofa 68 × 34 in | Fits | Fits | Fits | + 2 chairs | + 2 chairs |

| Sectional 96 × 65 in | Fits | Fits | No | + 1 chair | + 1 chair |
Solved with 30 in walkways and a 16 in gap to the coffee table unless a column says otherwise (minimum: 24 in paths and 14 in; roomy: 36 in and 18 in), and the TV on the wall the sofa faces. A 32 in door near a corner of one side wall, a 60 in window centered on the other, 32×32 armchairs and a 60×16 TV console. With a TV, a sectional takes one chair, at its open end.
Doors and windows move the answer more than a few inches of wall do. Enter yours in the living room layout planner and it tests every layout against the same rules as this page.
Three layouts that work in a 12×14
Layout A: Sofa under the window, a chair at each end
All checks pass
- 9 ft 10 in from the sofa to the screen
- 46 in between the coffee table and the TV
- Wall beside the sofa: 42 in and 42 in
- 16 in sofa to coffee table, 30 in paths from the door
Best for: five seats facing one TV, all within easy talking distance.
The trade-off: the TV goes on the door wall, so people walk in beside the screen.
Layout B: Sofa on a 12 ft wall, looking down the room
All checks pass
- 11 ft 10 in from the sofa to the screen
- 70 in between the coffee table and the TV
- Wall beside the sofa: 25 in and 35 in
- 16 in sofa to coffee table, 30 in paths from the door
Best for: a big open middle: 70 in between the coffee table and the TV.
The trade-off: you sit 11 ft 10 in from the screen, so a 65 in TV fills only about 23°.
Layout C: Sectional plus a chair
All checks pass
- 9 ft 10 in from the sofa to the screen
- 46 in between the coffee table and the TV
- Wall beside the sofa: 12 in and 60 in
- 16 in sofa to coffee table, 30 in paths from the door
Best for: a chaise for stretching out and a chair for a guest.
The trade-off: it only fits one way at 30 in paths, with the sectional 12 in from one wall.
Floating the sofa
With one chair, a 12×14 is big enough to pull the sofa off the wall: the planner found a layout with the sofa 30 in out from the top wall, leaving a path behind it, and about 9 ft 8 in from your head to the screen. It’s a good option if the main way through the room runs along that wall.
Where the TV goes, and how big
From the sofa to the screen is about 9 ft 10 in. A 65 in TV fills about 27° of your view from there; Filling 30° of your view takes a 73 in screen, and THX’s 40° a 99 in one.
On a 12 ft wall (Layout B) you’re about 11 ft 10 in away, and 30° takes an 87 in screen. A smaller TV works; it just fills less of your view. The TV Size Calculator shows the angle for any size.
What changes the answer: doors and a second doorway
- Door in the middle of a 14 ft wall: one chair still fits at least three ways; two don’t.
- Window on a 12 ft wall instead: two chairs still fit, one way.
- A second 36 in doorway in the far corner, on the top 12 ft wall: one chair fits one way, two don’t.
The clearances we checked
These are the numbers behind every verdict on this page. Each has three settings, minimum, standard and roomy; the layouts above use standard.
The sofa-to-table gap stays in the 14 to 18 in range every guide we checked gives; armchairs keep the same gap to the end of the table. The walkway is checked on a floor grid, so a layout fails if any seat or the TV can only be reached by squeezing past furniture.
- Wall to wall in two places: rooms are rarely perfectly square.
- Every doorway, which way each door swings, and where people walk through.
- Window widths and sill heights, and any radiator or vent below them.
- Where the TV outlet and cable come in.
- Your sofa’s outside size, arms included, and the chaise length on a sectional.
- The way in: hallway, stairs and doors the sofa has to pass. Will It Fit Through? checks them.
Questions
Can I fit a sofa and two chairs in a 12×14 living room?
Yes, with an 84 in sofa under the window on a 14 ft wall and a chair at each end. A 68 in apartment sofa or a loveseat fits two chairs at least three ways.
How big a TV for a 12×14 living room?
From the sofa under the window you sit about 9 ft 10 in from the screen. Filling 30° of your view takes a 73 in screen there; a 65 in fills about 27°.
Is it OK to float a sofa in a small living room?
If you leave a real path behind it. In this room the planner floats the sofa 30 in off the wall, the same width as the other walkways.
